"It’s all about diligence to start with.  So from that point of contact when someone says, ‘hello I’m interested in selling my house, can we book a valuation?’

No problem at all. Firstly, it’s free, so why not have your house valued by us free of charge? 

So what we do then, as soon as we have all the information:

  • we take basic information about the property
  • we get the address
  • how many bedrooms
  • where it is
  • what sort of condition it’s in
  • whether it’s a semi, detached
  • three-beds, four-beds
  • what condition it’s in. 

 

A very basic spread of that.  So before we’ve even gone to the property we do our comparable market research so we know on a rough scale what a 3-bed semi in that particular area is going to be worth. 

Now it may be worth £10,000 more or £20,000 less; it might have subsidence so it’s going to be lower down; it might be phenomenally finished so you might get that £10,000 premium.  So that’s something you can only get from a visit, walking around and seeing and touching it.  But the diligence is done before we arrive at your house. 

My team or myself will arrive at the property, we have a look it, we meet you, have a cup of tea with you. We like to be a real face, we’re not a big corporate beast. You can see us, you can touch us and we will be brutally honest. 

Obviously we tailor our pitch to our audience but we will give clients ‘this is what the property is worth’.  Even down to our valuation letter."
