A Guarantor is someone who guarantees the rent on your behalf, should you not make payment. They will be required to fill in a Guarantor Form and must be a UK resident. Please note that every tenant must provide a Guarantor and we cannot allow any tenants to move into a property without having received the completed Guarantor Form but you will still be liable to meet the contractual terms.

An agency fee is what we charge each tenant in order to cover our costs in conducting viewings, arranging tenancy agreements and all paperwork as well as taking care of your requirements each step of the way. Our student agency fee is £62.50 plus VAT per tenant.

Q. If I stay on at my current property for another year, will I have to pay holding and agency fees again?

Yes, you must pay a holding fee in order to reserve the property, however the good news; as a thank you for remaining on with us, we will reduce your agency fee from £62.50 plus VAT down to £50.00 inc. VAT per tenant.

Q. What happens if I sign one of your legally binding tenancy agreements and my circumstances change?

Once you have signed your tenancy agreement, you are legally bound. This means you must meet the full terms of the contract. However we understand that sometimes circumstances can change so here's our recommendation: Let us know immediately and we can do our very best to re-market your room to find another tenant to fulfil your contractual obligation. Please note that the person with the initial contract must pay our finders commission of 50% of the first month's rent plus VAT.
