Whilst we endeavour to make our sales particulars as accurate and reliable as possible, if there is any point which is of particular importance to you, please contact the office and we will be pleased to check the information. The mention of any appliances and/or services in these details does not imply that these are in full and efficient working order or have been inspected by ourselves. Please be advised that some of the particulars may be awaiting vendor approval. Please note our student adminisitration fees are £62.50 plus VAT per tenant and our professional administration fees are £150.00 plus VAT per tenant. Please contact 01792 652620 should you have any queries and we will assist in any way we can.

 

*Terms and Conditions relating to the Charles Perrett Property Ltd. offer of “Sell your home for as little as £594.00 including VAT”. This offer will be distributed via flyers, e-flyers, email and via social media. Charles Perrett Property Ltd. will here in be referred to as “the company”.

The offer is for a limited time only valid from 27th March 2017 until midnight of 31st August 2017.

The offer is available to customers whom have not previously instructed Charles Perrett Property Ltd. on a property related service.

The amount (£594.00) is inclusive of VAT and is payable in advance of any form of marketing or services relating to the marketing of the property.

All parties engaging in the offer are required to sign Terms of Business before the property is marketed. The company reserves the right to amend the terms and conditions at any time. All parties involved will be notified of any changes made to the Terms of Business.  

The fee excludes any and all viewings and the EPC (the vendor is legally required to obtain an EPC before marketing their property). However, the fee includes all valuation fees, images, (optional) HD video of your property, a floorplan, a For Sale board marketing on our website, Rightmove and Zoopla. The company will also field all incoming sales enquiries and make bookings at a convenient time with you as the vendor. The company will not conduct viewings on your behalf nor will the company handle any forms of sales progression. In the event of a vendor agreeing a sale with an applicant, the company will issue a memorandum of sale. The company will not handle any liaison or sales progression. In the event of a vendor requiring the company to intervene and provide a formal and traditional estate agency service, which will involve sales progression and all liaison, the vendor (property owner) will be charged a commission of 1.5% plus VAT of the agreed sale price on a Sole Agency Basis. We will however deduct the initially paid £594.00 inclusive of VAT from the 1.5% plus VAT of the sale price amount upon completion of the property. The vendor will be responsible for payment of all fees in full and should the vendor wish the company to engage in a full estate agency package, they must formally express this in writing to the company and in doing so the vendor agrees to pay the aforementioned 1.5% plus VAT of the agreed sale price.

The company bares no responsibility for a loss of sale or any such issues that arise. The company is simply contracted to list the property on the relevant aforementioned portals.
